Overview

Kočani is a town in the east of North Macedonia, set in the Bregalnica valley on the northern edge of the fertile Kočani field, with the Osogovo Mountains rising to the north. It lies on the routes through the east of the country and serves as a regional centre for its part of the Bregalnica basin. The town spreads on both sides of the Kočani river, in warm, low-lying country given over to intensive agriculture.

Kočani is best known for two things: rice and thermal water. The Kočani field is the country's main rice-growing area, and the paddies that surround the town, fed by irrigation channels, are its signature landscape and unusual within the region. The valley also sits over one of the largest high-temperature geothermal basins in the Balkans, and that hot water is used for heating, agriculture and bathing. Together, the rice and the geothermal water give Kočani a distinctive identity as a working agricultural town in the east.

The area and neighbourhoods

The centre of Kočani is laid out on a broadly planned grid, with the square, shopping streets, market and cafés of a regional town, and a riverside path through the middle lined with small bridges, benches and cafés that is central to everyday life. An older bazaar quarter, with narrower streets and traditional stone houses, gives the oldest part of the town a distinct character alongside the more regular modern layout.

Around the centre, Kočani spreads into residential districts of houses and apartment blocks, and out into the rice paddies and farmland of the Kočani field. The flat, intensively worked valley floor, with its irrigation channels and paddies, stretches towards the surrounding hills, while to the north the land rises into the Osogovo Mountains. The wider area takes in the farmland of the field, the thermal sites fed by the geothermal water, and the wooded slopes and uplands beyond.

The mountain area of Ponikva, up in the Osogovo range above the town, is a recreational and weekend destination of forest and cooler air, reached from Kočani by road, and adds upland country to the warm valley setting. The combination of the rice fields on the flat, the geothermal water beneath, and the mountains above gives Kočani a varied setting for a working agricultural town. It remains a regional centre geared to farming and everyday life rather than to visitors.

Property market

Property in Kočani runs from apartments in the centre and the surrounding blocks to family houses in the residential districts and the villages of the field, along with agricultural land and plots in the surrounding lowland. As a regional centre for a productive farming area rather than a tourism resort, it offers a spread of stock grounded in local and regional demand, with the rice-growing hinterland adding interest in land as well as homes.

Demand is driven mainly by people living and working in the town and the Kočani field, supported by the strength of local agriculture and the town's role as a centre for this part of the Bregalnica valley. The geothermal water and the warm climate add some wider appeal. Prices and choice reflect that locally based market. As anywhere, buyers should check the condition and legal status of buildings, confirm title and boundaries carefully — particularly for agricultural land — and weigh a central apartment against a house or plot in the surrounding villages.

Lifestyle and getting around

Daily life in Kočani centres on the square, the riverside path, the market and the cafés, in the relaxed manner of a warm lowland town, with the rice fields and the rhythms of the farming year around it. The thermal water is used for bathing and adds to local life, the paddies make for distinctive walks along their edges, and the Osogovo Mountains and Ponikva above the town give cooler air and forest within reach. It is a working agricultural centre rather than a place organised around tourism.

Kočani is connected by road to the rest of the east and through it towards the centre of the country and Skopje, sitting on the routes through the Bregalnica valley. The planned centre is largely flat and very walkable, built around the river and its path. For buyers, the appeal is a warm, working agricultural town with a distinctive setting — rice fields, geothermal water and mountains — a relaxed pace, and the practical services of a regional centre in the east.

Kočani will suit buyers drawn to a warm, fertile, lowland setting and the steadier pace of a regional agricultural town rather than a coastal or mountain resort. Its strengths are the productivity of the field, the unusual character given by the rice and the geothermal water, and the mountains close behind it; in return, it is a working town whose market and services are those of a regional centre. For anyone whose priorities are climate, agriculture and an unhurried pace in the east, that combination is much of the attraction.
