We use the median price per square metre — not the average — so a single mistyped or unusual listing cannot distort an area. We only show an area once it has at least three comparable live for-sale listings; thinner areas are hidden rather than guessed, and we always show the sample size so you can judge reliability yourself. All figures are based on current asking prices, not recorded sale prices. We keep no price history, so the 30-day trend is an honest reconstruction from publish dates and current status — an approximation, never a recorded time series.
