Veles is a city in the centre of North Macedonia, built on both banks of the Vardar, the country's principal river, where it runs through a narrow valley between hills. The houses climb the steep slopes on either side of the water, giving the town a distinctive tiered profile, and the river, its bridges and the old riverside quarters are central to its character. It sits roughly between Skopje to the north and the towns of the south.
Above all, Veles is a transport hub: it lies on the main road and rail routes through the country and, after Skopje, is the most important railway junction in North Macedonia, where the line branches towards the east and the south-west. The older part of the city climbs the slopes above the Vardar in tiers of nineteenth-century houses, with churches and a clock tower among them, a reminder of the prosperity Veles enjoyed as a trading town. Down at river level, bridges link the two banks and the everyday centre runs along the water.
Property includes apartments in the more modern districts and houses across the city, among them older riverside homes that climb the slopes. Those period houses have genuine character, though their age and steep position can mean significant maintenance and access considerations, while the newer districts offer more conventional homes. As a central transport hub rather than a resort, the market is grounded in local and regional demand. Checking the state of period buildings, title, boundaries and the terrain are all sensible steps.
