Resen is a town in the south-west of North Macedonia, set in the Prespa region on the plateau above Lake Prespa, between the mountain ranges of Galičica and Baba. It is the main town of the Prespa area and the only sizeable settlement on the Macedonian side of the lake, serving as the centre for the surrounding district. The high, fertile basin around the town, ringed by mountains and centred on the lake, is central to its character.

Above all, Resen is an apple-growing town: the Prespa basin around it is the country's principal apple-producing area, with orchards covering much of the surrounding land and Prespa apples well known across the region. Resen is also known for the Saraj, the distinctive early twentieth-century residence built for Ahmed Niazi Bey, now a cultural centre and the town's best-known building. A short way out lies Lake Prespa, with villages, beaches and the protected island of Golem Grad, set among the mountains of Galičica and Baba.

Property runs from central apartments to family houses in the residential districts and the villages of the Prespa basin, along with orchards, agricultural land and plots, and some houses towards the lake shore. As an orchard and regional town rather than a major resort, its market is grounded in local and regional demand, with the apple-growing hinterland adding particular interest in land. Title and boundaries — especially for orchards and farmland — are worth checking carefully.
